Six things, and one clear limit

Restoration means getting more life out of the roof you already have. It is the work that sits between a cleaning and a full replacement. Here is what a Vancouver restoration job actually includes, and what it deliberately does not.

  • Surface restoration and cleaning. We bring the roof surface back at low pressure, so you can actually see its true condition instead of guessing under a layer of growth.
  • Patching and minor repairs. Cracked, lifted or damaged sections get patched properly rather than smeared over with a bead of caulk.
  • Flashing inspection and repair. Chimneys, skylights, vents and wall junctions are where most leaks start, so they get checked and resecured individually.
  • Sealing at penetrations and seams. Old sealant fails long before the roof does, and refreshing it is one of the cheapest ways to stop water getting in.
  • Post-moss rehabilitation. After heavy moss comes off, the roof underneath needs assessment and targeted repair to the areas the moss was holding open.
  • A written condition report. You get photos, notes on what we repaired, and an honest read on how many years you likely have left.

Restoration only makes sense if the roof is worth restoring. So the process starts with an honest assessment rather than a sales pitch, and it ends with a written record of exactly what we did.

Free On-Site Assessment With Devin

He goes over the roof section by section, checks flashing, penetrations, seams and shingle or shake condition, and looks for the early signs of water getting past the surface. If the roof is far enough gone that patching it is throwing money at a problem, he says so and refers you to a roofing partner instead.

Surface Work and Clearing

Before anything can be repaired properly, the roof has to be clean enough to inspect. We clear debris and handle any growth at low pressure, never with high pressure. With the surface cleared, problems that were hidden become visible. This is often the point where we find the actual source of a leak that has been chased for years.

Targeted Repair and Sealing

Damaged sections get patched, loose or lifted material gets resecured, flashing gets refastened or replaced where needed, and failed sealant at vents, skylights and wall junctions gets cut out and redone. The goal is to close every path water is using, not just the obvious one.

Final Walk, Photos and Honest Recommendations

We photograph every repair so you have a record of what was done and where. Then we tell you plainly what we think the roof has left in it and what to watch for going into the next Vancouver rainy season.

Some companies will patch a roof they know is finished because the repair is easier to sell than the truth. We would rather hand you a roofer's number and keep your trust. What Drives the Price
of a Roof Restoration

Restoration pricing varies more than any other service we offer, because no two roofs fail the same way. That is exactly why Devin assesses every property in person before quoting.

Extent of the Repair List

Three failed seals is a short visit. A roof with flashing issues on multiple penetrations plus patching across two slopes is a much bigger scope.

Roof Material

Asphalt shingle, cedar shake and tile each need different materials and different handling. Cedar in particular is slower and more careful work.

Access and Pitch

Steep slopes, third storey height and tight lot access all add safety setup and slow the pace of the work. Many older Vancouver properties have limited ladder placement.

Condition Under the Surface

Sometimes clearing the roof reveals more than the initial look suggested. We tell you before we proceed and re-quote rather than surprising you at the end.

Roof Restoration FAQs

Do you replace roofs or install new shingles?

No. Our scope is restoration, repair and patching of the roof you already have. We do not do full replacements and we do not reshingle. If Devin assesses your roof and concludes that repair is not the right answer, he will tell you during the free assessment and refer you to a roofing company we trust for that work. There is no fee and no commission involved in that referral. We would rather send you to the right trade than take money for a patch job on a roof that is finished, because that is how we keep our reputation in Vancouver.

How do I know whether my roof needs restoration or replacement?

The honest answer is that you need someone on the roof to tell you. Broadly, if the damage is concentrated at penetrations, flashing and seams while the main slopes are still sound, restoration usually makes sense. If shingles are curling and cracking across whole slopes, granule loss is heavy everywhere, or the deck feels soft underfoot, you are into replacement territory. Devin gives you that read for free during the on-site assessment, including a realistic estimate of the remaining years, and he is direct about it either way.

What is post-moss rehabilitation and does my roof need it?

When heavy moss is removed, it often exposes damage it was causing while it grew. Moss lifts the lower edges of shingles and holds moisture against them, so once it comes off you can find lifted courses, deteriorated edges and failed sealant underneath. Post-moss rehabilitation is the repair work that follows the cleaning: resecuring lifted material, patching damaged sections and resealing where needed. Not every roof needs it. Roofs in Metro Vancouver that have carried thick moss for three or more years usually do, and we will show you the photos either way.

How many extra years can restoration add to a roof?

It depends entirely on the roof's underlying condition, so we do not give a blanket number. On a roof where the field is sound and the failures are at flashing and seals, well done repairs commonly buy several more years of service. On a roof already near the end, restoration may only buy a season or two and we will tell you that before you spend anything. What we will not do is quote a repair as though it will solve a problem it cannot solve. You get our honest estimate of remaining life in the written report.

Can you fix a leak if you cannot see where it is coming from?

Usually, yes, but it takes methodical work. Water travels along the underside of a roof before it appears inside, so the stain on your ceiling is rarely under the entry point. We start by clearing and cleaning the suspect area so the surface is actually visible, then we work through penetrations, flashing and seams in order of likelihood. Most Vancouver leaks we trace end up at a skylight, chimney or vent rather than in the middle of a slope. If the source turns out to be structural, that becomes a roofer referral.

Will you pressure wash the roof as part of the restoration?

Never. Any surface work we do on a roof is done by hand at low pressure. High pressure strips the granules off asphalt shingles, which is the layer doing the actual protecting, and it forces water up underneath the courses where it does not belong. On cedar shake it tears the wood fibre open. Pressure washing has its place on driveways, patios and concrete, and we do that work too, but it does not belong anywhere near a roof.
