Different surfaces need different pressure, different tips and sometimes a completely different method. We match the approach to the material rather than running one setting across your whole property.

  • Driveways and concrete. Surface cleaners give an even finish across the slab instead of the striped wand marks you see on a lot of driveways.
  • Walkways, steps and pavers. Pavers are cleaned carefully to lift growth from the joints without blasting all the sand out of them.
  • Patios and pool decks. Years of algae and mildew come off hard surfaces properly, which also makes them far less slippery in the wet months.
  • House siding. Vinyl, fibre cement and painted siding are cleaned at low pressure, because high pressure forces water behind the cladding.
  • Decks and fences. Wood gets cleaned at a controlled pressure that lifts grey and grime without raising or furring the grain.
  • Optional deck and fence staining. Once wood is clean and dry, we can stain or paint it, which is the point where the finish actually holds.

Concrete age and condition, paver joint sand, siding material, deck board condition and how much organic growth has built up all change the approach. Preparation and Protection

We move what needs moving, cover what needs covering, and pre-wet landscaping around the work area. On siding jobs we check for open gaps and failed caulking first, because water finding its way behind cladding is the one real risk of exterior washing. Prep is unglamorous and it is the difference between a clean job and a callback.

Cleaning at the Correct Pressure

Hard surfaces get pressure washed, usually with a surface cleaner for an even finish without wand stripes. Delicate surfaces get a low pressure clean instead. Roofs never get a pressure wand at all, and roof moss is handled by hand as a separate service. Decks and fences sit in between and get a controlled pressure that cleans without furring the grain.

Rinse, Inspect and Final Walk

Everything gets a full rinse so no residue dries on the surface, and landscaping gets rinsed down as well. Then we walk the property with you, or send photos if you are out, and check every surface we touched. If something is not right we deal with it before we pack up.

What Drives the Price
of Pressure Washing

Exterior cleaning is quoted by the property, not by a flat rate, because a stained twenty year old driveway and a lightly dirty new one take very different amounts of time.

Total Area and Surface Type

Square footage is the base, but concrete, pavers, wood and siding all clean at different speeds. A large paver patio takes longer than the same area of plain concrete.

Level of Soiling

Light dirt rinses off quickly. Heavy algae, moss in paver joints, oil staining or years of untouched buildup needs pre-treatment and multiple passes.

Access and Setup

We need water access and room to work. Backyards reached only through a narrow side gate, or elevated decks and multi-level properties, add setup and hose runs.

Staining or Painting Add-Ons

Cleaning and staining a deck or fence are separate line items on the quote. Wood condition, the number of coats and whether it has been previously coated all affect the number.

Common Questions

Pressure Washing FAQs

Do you soft wash?

No, and it is a deliberate choice. Soft washing means spraying a chemical solution at low pressure and letting it break growth down over time. It is common in this industry and it does work, but the solutions are harsh, they run off into gardens, storm drains and the creeks throughout the Lower Mainland, and there is active discussion in BC about restricting some of that chemistry. We take growth off by hand and use plain water at the right pressure for each surface. It takes us longer and it costs us more in labour. On this coast we think that is the right trade, and it means nothing is left behind on your property or in the runoff once we drive away.

Can you pressure wash my roof while you are here doing the driveway?

We will clean your roof, but not with pressure. High pressure strips the protective granules off asphalt shingles and forces water up under the courses, which causes leaks and takes years off the roof. On cedar shake it tears open the wood fibre. Anyone offering to pressure wash your roof is offering to damage it. We handle roof moss by hand instead, and it is a separate service we are happy to quote at the same visit.

Will pressure washing damage my concrete or my pavers?

Not when it is done correctly. Concrete can be etched by holding a narrow tip too close for too long, which is why we use a surface cleaner that keeps the distance and pressure consistent across the whole slab. That is also what gives an even finish instead of wand stripes. Pavers need more care because aggressive washing blows the joint sand out, which causes shifting later. We clean paver joints at a controlled pressure to lift the growth while leaving the sand in place, and we can advise on resanding if it is already thin.

Do you clean vinyl and painted siding?

Yes, and we clean it at low pressure rather than blasting it. Siding is designed to shed water running down its face, not water driven at it from below or the side at high pressure. Force water behind vinyl or into a seam in painted cladding and you get moisture in the wall assembly, which is a much bigger problem than a dirty wall. A low pressure clean lifts the algae, mildew and grime that build up on Vancouver homes over the wet months, and it does it without lifting paint or getting behind the panels.

Do you stain or paint decks and fences after cleaning them?

We do, and it is the natural pairing. A stain or paint applied over a dirty, grey or mildewed surface does not bond properly and fails early. Cleaning first strips the surface back so the finish can actually penetrate and hold. The wood then needs to dry, usually a few days depending on the weather, before we come back to coat it. We quote cleaning and staining as separate line items so you can decide whether to do both. Late spring through summer is the best window for this work in Metro Vancouver.

How long does a typical driveway or patio take?

Most Vancouver driveways take two to four hours depending on size and how heavy the buildup is. A full property with driveway, walkways, patio and steps is generally a full day. Heavy algae, moss growing in paver joints or oil staining all add time because those need pre-treatment and a second pass. Wood decks and fences take longer per square foot than concrete because they need more care and a slower, controlled pressure.
