Yes, regularly. Coquitlam has a large strata and townhome inventory and multi-unit work is a normal part of what we do. We quote whole complexes, not just single units, and we work through a property in a planned sequence so parking, patios and walkways are only affected for a short window. We provide notice to residents ahead of time and coordinate scheduling directly with the council or property manager. Is roof moss worse on Burke Mountain and Westwood Plateau than lower in Coquitlam?
Generally yes, and the difference is noticeable. Both areas sit at meaningful elevation in the conifer belt, which means more cloud, more moisture and cooler temperatures than the lower parts of Coquitlam near the Fraser. Second-growth fir and hemlock shade the rooflines and drop needle debris that traps water on the shingle surface. Tight lot spacing on newer Burke Mountain developments adds shaded valleys between houses that stay damp. The practical effect is that plateau and mountain roofs often need attention every two to three years, while flatter properties around Coquitlam Centre or Port Coquitlam can usually go longer.

What is included in a moss removal job?
A standard job includes manual removal of moss across the whole roof surface rather than only the visibly green sections, clearing of debris from valleys, keyways and around penetrations, and a clean up of everything that comes off the roof so it is not left on your lawn or patio. Gutter clearing is commonly added and we recommend it, since debris washing off a roof will otherwise end up in the gutters. We do not pressure wash roofs at any point, and we do not use chemical soft wash solutions on them either.
How fast can you get out to a Coquitlam property?
We are based in New Westminster, so Coquitlam is a short run for us and we can usually get out for a free on-site assessment within a few days. Actual job scheduling depends on the season. Spring and early fall are our busiest stretches and lead times get longer, while winter and mid-summer bookings often move quickly. Larger strata properties need more lead time because we block out consecutive days for them.
