Why does moss grow so much faster on North Vancouver roofs?
Three reasons stack up in North Vancouver. First, rainfall. The North Shore catches the mountain runoff and North Vancouver receives noticeably more annual precipitation than most of Metro Vancouver, so roof surfaces stay damp longer. Second, tree cover. Large areas of North Vancouver sit under mature cedar and fir canopy that blocks the drying sun and drops needle debris onto the roof year round. Third, slope orientation. Much of the housing stock is built on hillsides with north-facing roof planes that get almost no direct sun from October through March. Combined, those conditions can take a roof from clean to heavily mossed in three or four years.
Can you pressure wash a cedar shake roof?
No, and nobody should. Cedar shake is soft, it holds moisture in the grain, and high pressure tears the surface fibres open. That accelerates rot, loosens shakes and takes years off the roof. There is a meaningful amount of cedar shake in North Vancouver, so this comes up on a lot of our assessments. We clear every roof we touch by hand. Low pressure, careful tools, and the time it takes to do it properly. The same rule applies to asphalt shingles, where pressure strips the protective granules. Pressure washing has its place on driveways and patios, not on roofs.
How long does a roof cleaning take on a North Vancouver home?
Most single-family homes in North Vancouver are a single-day job. A standard asphalt roof with moderate growth usually runs three to five hours including gutter clearing and cleanup. Larger homes in Edgemont Village or Upper Lonsdale, cedar shake roofs, or roofs with heavy accumulation from years under a canopy can take a full day. Do you handle homes with steep or hard-to-access roofs?
Yes. Steep pitches and awkward access are normal in North Vancouver, especially on hillside lots in Capilano, Upper Lonsdale and Deep Cove where the ground drops away behind the house. We carry WorkSafeBC coverage under #201284832 and we are fully insured, and we set up proper fall protection on every steep job. That is exactly why Devin does the assessment in person. He needs to see the pitch, the access points, the ground conditions and where equipment can safely sit before he can quote it honestly. How often should a North Vancouver roof be cleaned?
For most North Vancouver homes we suggest every two to four years, which is more frequent than drier parts of the region. The interval depends mainly on tree cover. If your home backs onto forest in Blueridge, Seymour or Lynn Valley, closer to every two years is realistic. A more open lot in Norgate or Lower Lonsdale with decent sun exposure can often stretch to four. Clearing gutters and roof debris annually meaningfully extends the time between full cleanings.
