How Wells Property
Services Started
The idea behind this company was pretty simple. Property owners should not have to line up three different contractors to get one property looked after. One guy for the roof, another for the gutters, someone else for the driveway, and every one of them on their own schedule. That is a lot of chasing for work that should be straightforward.
- Started with a truck and the hard jobsI had been in the industry about five years at that point, so I knew what good work looked like and I knew how often people were not getting it.
- The first jobs were smallMoss removal on a couple of Vancouver bungalows, gutters on a few houses in New Westminster. Word moved from there.
- Three years on, nothing about how we run has changedI still do every quote myself, and I still tell people when their roof is fine.
Three years on, Wells Property Services is a full-service property maintenance company working across Metro Vancouver. We do moss removal, roof restoration, gutter cleaning and repair, and pressure washing as our core services, plus window cleaning, painting and staining, and general handyman work when a property needs it. Same crew, same standard, whether the job is in East Vancouver or out in Langley.
What has not changed is how we run. I still do every quote myself. I get on the property, look at the roof, look at where water is going, and give the homeowner a real assessment. Sometimes that means telling somebody their roof is fine and to call me in two years. That costs me a job in the short term and earns me a customer for the long one.
The principles are not complicated. Show up when we say we will. Communicate honestly, including when the news is not what someone wants to hear. Do quality work. Treat every property like it matters, because to the person who owns it, it does.

Fully Insured
We carry full liability insurance covering damage to your property while we are working on it. Roof and ladder work carries real risk and you should not be absorbing it. We provide certificates of insurance on request, before the job begins.

Where We Work
Our home base is New Westminster, BC, which puts us within a short drive of most of Metro Vancouver. Being local matters more than it sounds. We know which neighbourhoods sit under heavy cedar cover, which slopes never see sun, and how fast moss moves once the October rain starts.

Wells Property Services has been locally owned and operated for 3 years, serving Vancouver and the Lower Mainland from our base in New Westminster, BC. Devin Wells, the owner, has 5 years of experience in the property maintenance industry overall, including the time before founding the company. We are not a franchise or a national brand with a local number. We are a Lower Mainland company working in the neighbourhoods we live in.
Who actually does the work on my property?
Devin Wells, the owner, performs every quote and assessment personally. He comes to your property, gets up on the roof where needed, and gives you the assessment himself rather than sending a commissioned salesperson or pricing the job from photos. The work itself is done by our own crew, trained to the same standard, with Devin involved on jobs directly. We do not subcontract our core services out to third parties you have never met. That means the person who quoted your job is accountable for how it turns out, which is the entire point of hiring an owner-operator.
What does “Wells Got You” actually mean?
It means you are not chasing four contractors to look after one property. That was the original reason this company exists. Most homeowners in Vancouver end up with one company for the roof, another for gutters, a third for the driveway, and none of them talking to each other. We handle all of it. Moss removal, roof repair and restoration, gutter cleaning and repair, pressure washing, plus window cleaning, painting and staining and general handyman work. One call, one company, one person accountable. And if something is genuinely outside what we do, like a full roof replacement, we tell you and point you to someone who does it well.
Do you take on small jobs, or only large ones?
We take small jobs. A single blocked downspout, a handful of cracked shingles, one section of gutter pulled away from the fascia, a patio that needs washing. Small jobs are often the ones that prevent expensive ones, and a disconnected downspout left alone for two winters causes far more damage than it would ever cost to fix. There is no minimum project size. We will tell you honestly if a job is small enough that you could reasonably handle it yourself, and we will still come do it if you would rather not get on a ladder. How do I get a quote?
Call or text (778) 906-3757, or email [email protected] with your address and what you need looked at. Devin will arrange a time to come out and assess the property in person. The visit is free and there is no obligation. He will look at the roof condition, slope and shade exposure, gutter condition and where water is actually draining, then explain what needs doing and what can wait. You receive a written, itemized quote, usually within 24 hours of the visit. The price is fixed, and if anything unexpected turns up during the work we call you before proceeding.
