Moss spreads across an entire slope long before you can see it. The fast way to do this job is to take off what looks green, which photographs well and fills back in by spring. We work the full surface, including the areas where growth is only starting, and we do it by hand at low pressure so the shingle granules stay where they belong.

Devin Assesses It Himself
You call or send a message, and Devin comes out to look at the property in person. He checks the roof condition, the slope and shade exposure, the state of the gutters and where water is actually going. You get a straight answer about what needs doing now and what can wait.
You Get a Written Quote
The quote is itemized and fixed, so you know the number before anyone starts. If we find something unexpected once we are up there, we stop and call you rather than adding it to the bill. Most quotes go out within 24 hours of the visit.
We Do the Work
Our own crew shows up in the window we booked, not a subcontractor you have never met. Moss comes off by hand, gutters get cleared and flushed, and surfaces get the right pressure for what they are made of. We tarp and protect plants, walkways and anything else in the way.

Wells Property Services is based in New Westminster, BC and serves Vancouver and Metro Vancouver. Our main service areas are Vancouver, North Vancouver, Coquitlam, South Surrey and Burnaby, and we also regularly work in New Westminster, Delta, Langley, Port Moody, Port Coquitlam, Richmond, West Vancouver and Surrey. Most of the Lower Mainland is within our normal travel range. If you are not sure whether your address is covered, call (778) 906-3757 and ask. We will tell you straight away rather than sending someone out and adding a travel charge later.
How does pricing work, and are quotes free?
Quotes are free and there is no obligation. Devin Wells, the owner, comes to the property personally and assesses it before giving you a number. Pricing depends on roof size, pitch, access, how much moss or debris is present, and the height of the building. That is why we do not publish flat rates or quote over the phone from an address alone. You receive a written, itemized quote, usually within 24 hours of the visit, and the price is fixed. If we discover something unexpected during the work, we stop and call you before doing anything that would change the cost.
How long will the roof stay clear after you clean it?
In Metro Vancouver, most roofs we clear properly hold for two to four years before they need looking at again, and the interval depends almost entirely on tree cover and sun exposure. A shaded north slope under cedars in North Vancouver moves faster than an open lot with afternoon sun. What makes the difference is whether the whole slope was cleared or only the visibly green sections, because growth that is still establishing is invisible from the ground and it is what fills the roof back in by the following spring. Devin will give you a realistic interval for your specific roof when he assesses it.

Yes. Wells Property Services carries active WorkSafeBC coverage under account number 201284832, and we are fully insured with liability coverage. This matters more than most homeowners realise. If a contractor without WorkSafeBC coverage is injured on your property, you can be exposed to significant liability as the property owner. Before you let anyone put a ladder against your house, ask for their WorkSafeBC number and verify it. Ours is listed openly and can be checked through WorkSafeBC directly.
When is the best time of year to have moss removed in Vancouver?
Late spring through early fall is ideal. Vancouver's rainy season sets in around mid-October and runs through April, and that is when moss grows most aggressively, particularly on north-facing slopes and roofs shaded by cedars and firs. Getting moss removed before the rain arrives means the roof goes into the wet season clean. That said, we work year round and moss removal in winter is still worthwhile if your roof needs it. Gutter cleaning is different. We recommend it twice a year here, because needle drop from cedar and fir continues all year.
Do you replace roofs or install new shingles?
No. We do roof refurbishment, repair and patching only. That covers replacing cracked or lifted individual shingles, sealing and repairing flashing, addressing problem spots and cleaning the roof surface so the existing roof lasts as long as it should. We do not do full roof replacements or reshingling. If we get up on your roof and find it genuinely needs replacing, we will tell you honestly and refer you to a partner roofer we trust. We would rather send you to the right person than sell you a repair that will not solve the problem.
