What’s Included in a Vancouver Gutter Service
A gutter clean should end with proof that the system actually drains. Ours does. Here is what happens on a standard Vancouver home.
- Full hand clean of the gutter runs. Debris comes out by hand rather than being blown around your yard and your neighbour's driveway.
- Downspout flush and flow test. Every downspout gets flushed and watched, because a clean gutter feeding a blocked downspout solves nothing.
- Debris bagged and hauled away. We take it with us. Nothing gets left in a bag by your side gate or dumped in your garden beds.
- Hanger and bracket check. Loose or pulled hangers get resecured so the run holds its slope instead of pooling in the middle.
- Seam and joint leak sealing. Dripping corners and end caps get cleaned and resealed as minor repair work during the same visit.

Gutter work is simple in principle and easy to do badly. The difference is whether the person on the ladder actually confirms the system drains before they leave.

He checks the runs for debris load and standing water, looks at hanger condition and slope, checks where downspouts discharge, and inspects the fascia and soffit behind the gutter. That is where he finds the problems people do not know about, like a downspout draining right against a foundation wall.
Hand Clearing the Runs
We clear gutters by hand into buckets. Blowing debris out is faster for us and worse for you, because wet Vancouver leaves and cedar needles compact into a sludge that a blower just smears down the roof and across your property. Hand clearing also means we feel and see the condition of the trough as we go.
Downspout Flushing and Flow Testing
Every downspout gets flushed with water and watched from the top and the bottom. Cedar and fir needles are the usual culprit in Vancouver because they slip through where leaves cannot and build up at the elbows. If water is discharging somewhere it should not, we tell you and offer an extension or a redirect.
Repairs, Resecuring and Final Check
Loose hangers get refastened, sagging sections get brought back to proper slope, leaking seams and end caps get cleaned and sealed. Then we do a final water test on the full system. Debris is bagged and hauled and you get photos of the before and after condition.

Two Passes a Year, Three Under Conifers

Total Linear Footage
More gutter run means more time on the ladder, plain and simple. A wraparound system on a large home is a different job than a simple front and back run.
Number of Storeys and Access
Second and third storey work means taller ladders, more repositioning and more safety setup. Tight side yards and landscaping under the runs also slow the work down.
Debris Load and Time Since Last Clean
A system cleaned last year clears quickly. Three years of compacted needles and shingle grit takes considerably longer and often reveals repairs that are needed.
Repairs and Installation Scope

How often should gutters be cleaned in Vancouver?
Twice a year for most Vancouver homes. The first pass is in late fall after deciduous leaf drop finishes, typically late November or early December, so the system is clear going into the wettest months. The second is in late winter before spring runoff, to clear what the storms deposited. If your property has cedar or fir overhead, we recommend three passes a year, because conifer needles drop continuously rather than seasonally and they are the debris that actually blocks downspouts. Devin will tell you honestly which schedule your property needs during the free assessment.
Do you clean gutters by hand or with a blower?
By hand, into buckets. Blowers are faster but they do a worse job in Metro Vancouver, because wet leaves and needles compact into a heavy sludge that a blower cannot lift and instead smears across the roof, the walls and your yard. Hand clearing gets the trough properly empty, and it lets us feel and see the condition of the gutter, hangers and seams as we work. That is how we catch a pulled hanger or a rusting section before it becomes a leak. All debris is bagged and hauled away with us.
Do you repair gutters as well as clean them, and do you install new ones?
Yes to both. Minor repairs are often handled during the same visit: resecuring loose hangers, correcting a sagging run that has lost its slope, sealing leaking seams, corners and end caps, and replacing damaged brackets. We also install new gutter systems when a run is genuinely past repair or when a home needs additional capacity. Installation is quoted separately from cleaning, and Devin gives you both numbers on site so you can decide what makes sense rather than being pushed into the bigger job.
What happens if I just leave my gutters?
Water backs up over the front edge and runs down the fascia board. In Vancouver, with rain from mid-October through April, that is months of continuous soaking on painted wood. The fascia rots, then the soffit behind it rots, and repairs to both cost several times what a cleaning does. Water pooling at the base of the wall also finds its way into basements and crawlspaces. On top of that, standing water at the roof edge keeps the bottom shingle courses damp, which is exactly the condition moss needs to establish.
Do I need to be home when you clean the gutters?
No. Most of our gutter work is done with the homeowner out. We need access to the exterior of the property and to an outdoor water tap for the downspout flush. We send before and after photos of every run and the downspout flow test, so you get proof of the work without having to stand in the driveway. If we find something worth flagging, like starting fascia rot or a downspout discharging against the foundation, it goes in the report with photos and we follow up with you directly.
Can you fix a downspout that dumps water right beside my house?
Yes, and we bring it up whenever we see it, because it is one of the most common causes of wet basements and crawlspaces across the Lower Mainland. The fix is usually simple: an extension, a splash block or a redirect that carries water several feet away from the foundation. We can also check whether an existing underground drain is accepting water or has failed. It is a small piece of work that prevents an expensive problem, and it gets quoted alongside the cleaning.
